Daniel Lanois recently did a podcast for the Wall to Wall Guitar Festival.  He does a short set at the end of the podcast.  The last track, "Thank You," was supposedly co-written with Bono but has not been released.

Thanks for the find, it has a nice Simon & Garfunkel feel to it.  I don't see anything off on your transcription, I think he forgot the last verse as he stops mm hmming and somewhat tentatively goes to an older verse.
